Nobody can answer that honestly from a phone call, and a contractor who gives you a figure before seeing the drawings is guessing. What the cost actually turns on is the size and number of floors, the ground you are building on, the specification of the finishes, and how much of the site work is already done. Our consultation is free: we go through the scope with you, tell you the realistic range for that kind of build in that location, and only then put a priced proposal in writing. You are never charged for the conversation that gets you to a number.
A renovation or a fit-out is usually weeks rather than months. A single residential house typically runs several months from groundworks to handover. A multi-storey apartment block such as a G+3 runs to a year or more depending on the finishes. Roads and pavements depend far more on the weather and the drainage than on the length of the road. Every proposal we issue carries a programme with the stages named and dated, so you can see what should be finished by when and hold us to it rather than take our word for it.
No. Plenty of the enquiries we get are a plot, a budget and an idea, and that is a perfectly good place to start. If you already have architectural drawings we will price against them. If you do not, we will tell you what has to exist before construction can legally begin, and we can work alongside your architect and engineer to get there. We will not, however, start building on a site whose approvals are not in place, and we will say so plainly rather than let you find out later.
Across the country. Most of our work is in Kigali, across the Gasabo, Kicukiro and Nyarugenge districts, and we have delivered projects in Rwamagana and Kayonza in the Eastern Province. Our office is at Rembo House on KN 5 Rd in Remera–Kisimenti. If your site is further out, tell us where it is when you enquire — the distance affects the logistics and the price, and we would rather price it properly than turn up and surprise you.
Yes, and a good deal of our renovation work is exactly that — offices, hotels and apartment blocks that cannot simply close for the duration. It is done in phases, with the work zone separated from the parts still in use, noisy operations scheduled around your hours, and access and safety routes agreed before anything starts. Our renovations of Soras Towers, Les Herons Hotel and Glads Real Estates were all carried out this way.
